    The regular (non-holiday) office hours are:
    Monday - Thursday - 9:00am - 5:00pm
    Friday - 9:00am - 4:00pm
     
    *occasionally office staff may be out looking at items on the property or may be at an industry training.  
    Notices will be posted on the door whenever possible.

  • chevron_rightWhat days does trash and recycling get picked up?
    Trash, Recycling and Yard Waste Days:
    Our current trash/recycling contractor is Patriot Disposal (703-257-7100). Yard waste is picked up on Monday; Trash is picked up Tuesday and Friday is both trash and recycling day. Please put your items out by 6am the day of pickup. You will find information on their website as to what materials Patriot picks up as part of their contract and what items will be charged a fee or to report a concern.
  • chevron_rightWhat is the Operating Fund?
    The operating fund is used to pay for the cost of day-to-day operations of the association.  For example, landscaping, snow removal, management staffing, routine repair and maintenance of capital assets, etc.
  • chevron_rightWhat is a reserve fund and why do we have to put money in that fund? 
    The reserve fund is set aside specifically to fund major repair and replacements of current capital assets.  Examples include purchasing a new roof for the clubhouse, buying a new pump at the community pool, replacing and resealing community-maintained streets, restoring and replacement of retaining walls, etc. 
    In the Master Declaration, it states that Owners shall pay into a Reserve Fund for the maintenance and repair of any association owned streets constructed on the property.  The association must also abide by the Property Owners Act.  The Virginia Property Owners’ Association Act provides important guidelines with respect to the powers of HOAs, the scope of appropriate disclosures with respect to these powers, and the remedies available to homeowners and HOAs in the event of a dispute.  In Section 55.1-1826  a reserve study must be Conducted at least once every five years to to determine the necessity and amount of reserves required to repair, replace, and restore the capital components at the association.  At the beginning of the fiscal year for which the budget is prepared, the current amount of accumulated cash reserves set aside to repair, replace, or restore capital components and the amount of the expected contribution to the reserve fund for that year is reviewed to determine if reserves are sufficient and adjustments are made by the board of directors deemed necessary to maintain reserves, as appropriate. 
  • chevron_rightWhy can’t I do what I want to do in my yard since I own my house and lot? 
    Before you settle on your home, you are given the Governing Documents (Bylaws and Declaration) to review before you purchase your home.  These documents state the rules and regulations for living in the Preserve at Goose Creek HOA and binds you to the association’s covenants, conditions, and restrictions (CC&Rs). Moving into a planned development requires you to join the community's HOA and pay its fees to help cover the upkeep of common areas, shared structures, and exteriors. Membership also binds you to the association's covenants, conditions, and restrictions (CC&R).  The "homeowner hub" section on this website contains copies of your governing documents for your reference.
  • chevron_rightWhy did I get a violation?
    According to Section 7 of the Master Declaration there are standards regarding the use and occupancy in the lots in the association.  This section discusses items such as the uses of screens, fences, outside storage, signs and lighting, vehicles, and animals.  The last section states that there may be additional Rules and Regulations decided upon by the Master Association.  You will find the current rules and regulations here.  Management conducts quarterly inspections, responds to resident inquiries and does spot inspections.  If a violation of the rules and regulations if found, you will receive a violation. Please correct the violation, or call the office to discuss it with the management staff. We are here to assist you and want to help you resolve the violation before it escalates.
